We charge a one off registration fee of £94.50 This fee will ensure ongoing indefinate membership with us, thereafter we will continue to forward lodgers or boarders to you as and when you require. On acceptance of each lodger or boarder a minimal fee of £63.00 will be charged and only payable on acceptance. What is a resident Landlord
A resident landlord is where the homeowner and the boarder or lodger live in the same building or home and who often shares the family rooms in the house. As a resident landlord you cotinue to have complete control of the property and determine your own terms and conditions and code of conduct in addition to the MPSLB terms of business and code of conduct which as a member you must adhere to. You also determine the charges pertaining to room rental
What is the difference between a Lodger and a Boarder
For the sake of clarity and to eliminate confusion Midas property deem a “lodger” to be someone who occupies part of the premises, but whose occupation/residency is still under the control of the owner. A “boarder” is someone who apart from being a lodger also receives additional services such as meals, laundry services. (The list of possible services is endless) lodgers/boarders are always very much appreciative of the luxury and security of living within a home from home environment, home cooked meals, help with laundry etc are always much appreciated within the package if offered although this is not an essential requirement.

As a resident landlord you can receive up to £4250 a year tax free £2150 if letting jointly, regardless of whether a homeowner or renting your home. Any fees paid to Midas Property can be tax refundable dependant on your situation, so you have nothing to loose and everything to gain

If accepted as a member with us we are entrusting you to do the same
All rooms to be rented out must be appropriately furnished, completed to a high standard, and designed for maximum comfort, the rooms must be clean, well ventilated, and must have working heating facilities. There must be full and free access to hot and cold running water; full access to bathroom, kitchen, laundering facilities

It is imperative that the price reflects the standard of the room, and the services offered. The landlord must be able to justify this. Everything agreed verbally should also be confirmed in writing with the lodger or boarder

The resident Landlord must be prepared to provide us with, photographs if requested to do so. We will also require a brief description of the property and surrounding geographical area on registration, including a brief about you, to help us determine the right person for you, and of course enabling us to assure the lodger or boarder that you may potentially be the right resident landlord for him or her to reside with. There is a standard format that you can fill in on the registration form
